Town masterplan revealed

A MASTERPLAN proposal has been published for Polegate.
The town council has written the proposal to give the town a 'sense of direction' for the future.

Working groups looked at community infrastructure, economic performance, and leisure and recreation.

The groups outlined several objectives.

On
e aim was making sure any development suited Polegate's service, transport and employment needs.

Developers pay for new community facilities as part of a deal to be allowed to build houses.

Masterplanners called for new facilities for the elderly, a sports hall and a cemetery.

New parks and improving the rail station were also seen as important.
The Polegate Masterplan will be fed into the general masterplan process in Wealden district.

Polegate masterplanners recommended the following:

Shopping and retail centre
• The re-development of the town centre should focus on the centre itself and the railway station area.
• The siting of new housing developments is 'critical' for the 'prosperity' of shops in Polegate.
• The High Street should become one way (south to north) so larger retail units can be built.

Roads and parking
• No lorry deliveries in the High Street after 12pm noon.
• The Cophall roundabout should be re-developed to allow easier traffic flow around the town.
• A multi storey car park or a park-and-ride scheme was needed.
• Affordable car parking was needed for passengers using the train station

Employment land
• Land north of Dittons Road should become a business park.
• A 'public service village' should be built to encourage workers to use 'revamped' shops and transport.

Housing
• Developments could bring up to 22,650 extra residents and new infrastructure was needed.
• Future housing should be sited at Berwick or on land south of the bypass.
• The green gaps between Polegate and Hailsham/Eastbourne should be preserved.

Transport
• A new transport 'hub' for rail and bus services at the existing rail station or on land at Black Path.
• A new footbridge across the railway crossing
• Railway links with other towns improved to ease journeys for passengers in the region

Healthcare
• A new polyclinic would give minor surgery, X rays, dental treatment and a pharmacy.

Education
• A new school from nursery to 6th form and improved adult education

Leisure and recreation
• Expand facilities within the town with a new sports club and extend cycle ways

Clubs and Social
• Replace the community centre and build a sports/youth hall

Water and sewerage
• A new water mains needed for housing developments

The elderly
• A new affordable respite care, convalescent and long-term care centre was a 'priority.'
• Carers needed home-care provision and support groups.
