Planning refused for development on land in Cambridge Road

A PLANNING application, which was being sought from Rother District Council, to demolish an existing garage and erect a two bedroom single story detached house with an associated parking and turning area on land at the rear of 33-39 Cambridge Road, has been refused.

The planning department had received eight letters of objection, which contained comments including; loss of light and privacy for adjoining properties; eye sore for surrounding houses; noise pollution; exacerbate existing parking problems; depreciation of property values; too close to boundaries; and compromise highway safety.

Whilst the Highways department said that the proposed parking and turning area was acceptable, councillors at the monthly planning meeting, felt that it was not satisfactory to erect a dwelling on the narrow piece of land in question and that the design doesn't fit into the area as a whole.

The proposal involved development on a 'restricted site', in an, 'unconventional and contrived manner', and the, 'extent of the development and the resulting building would not be in harmony with the more conventional character of the development around the site'.

In addition it was decided that the, 'limitations of the site and its precise relationship to adjoining residents mean that the building and domestic activity within the small amenity areas will be unduly intrusive to surrounding residential properties'.

And as such the proposal conflicts with Policy GD1 (ii & iv) of the Rother District Local Plan.
