Where is your street on Bognor rich list?

Homeowners in ten roads around Bognor Regis live in properties worth more than half a million pounds.

A new analysis of the value of housing in the area reveals the wealth which is contained in the richest streets.

The concentration of the richest residences is on the private estates along the seafronts of Aldwick, Felpham and Middleton.

Dearest road in which to live is Arun Way, on the Aldwick Bay estate, followed by Middleton's Old Point and Jacken Close in Felpham.

The cheapest roads are Sylvan Way, Lyon Street West and Hastings Close, all in Bognor.

Craigweil estate resident Richard Ostler, from Aldwick, said he was unsurprised the area featured highly in the property rich list.

'This is one of the few untouched marine estates that still exist in the area,' he explained. 'It leads on to the beach which is an area of special scientific interest and the estate is an area of special character, which limits the extent to which development can spoil it. Of course, the most special aspect of Craigweil is its history when King George V and Queen Mary came here in 1929 to allow the king to recuperate from an illness.

'This led to it being feted as an area where people should come to restore themselves. When it was developed in the early 1930s, the houses were taken up by the rich and famous from London.'

Alan Johns, of the Middleton-on-Sea Association, said: 'Residents regard this as a good area to live in because there is a good community spirit and a spacious layout of the houses.

'It's the people in an area, the effort they put into it and the care they take of it which makes an area special.'

According to the mouseprice.com website, the average prices for all properties in the PO21 and PO22 postcodes which comprise the urban coastal area between Pagham and Elmer have been about 200,000 in the past three months.

They are above the national average for two, three and four bedroom properties. But, while the rising prices are good news for home owners, they are bad for would-be buyers. The average price to earnings ratio is nine times for PO21 when wages are taken into account and 9.8 times for PO22.

The property values are based on the average actual selling prices. They come with a wealth warning that the number of sales in each road and the presence of, say, a block of flats in a row of otherwise large houses can distort the values.

In the PO20 postcode, which covers some of the Six Villages, Aldingbourne's Church Road is the seventh most expensive with an average property value of 679,033. St John's Close in Aldingbourne is the 20th cheapest road in the postcode at 157,867.
