Plans for new homes at Little Common to be granted?

Plans for a number of new homes in Little Common look set to be given the go ahead.

Rother District Council’s planning committee is set to decide this week whether to grant planning permission for Liam Russell Architects to build eight homes on the site of the old NatWest building in Cooden Sea Road.

Developers had initially submitted plans for 11 new homes – nine flats and two semi-detached ‘eco cottages’ – but has reduced this to six flats and two cottages.

The plans include ground floor retail space and 10 parking spaces.

The Highways Authority said additional traffic generated by the proposal ‘would not result in a severe impact on the highway network’ and it had ‘no major concerns’.

It added that if planning permission is granted, it wanted to see appropriate conditions attached to secure the parking layout and cycle parking provision.

Building Control raised concerns that the proposals did not meet certain building regulations.

It said that the ‘means of escape’ from the flats did not comply with regulations and there were issues with access for the firebrigade.

One person wrote to Rother supporting the application, but nine have expressed opposition to the plans.

Some have argued that new homes are not needed in the area, while one objector cited ‘nightmare’ traffic as a reason the application should be refused.

Other concerns were raised about over development of the site, the impact on neighbours and that the building will be out of keeping with its surroundings. Rother’s planning officers have recommended planning permission is granted, subject to a number of conditions.

The planning meeting will take place on Thursday (May 26), at 9.30am at Bexhill Town Hall.

NatWest closed its doors to customers for the final time on July 25, 2014. The building stood empty up until recently.
